The Team

Nikki Gosney is our Director of Lettings and has been successfully running the Lettings department for the last 6 years. During this time the department has trebled in size and we now have 3 dedicated Lettings staff who are always happy to help. Nikki moved to Devon with her family 12 years ago and has a wealth of local knowledge: having experienced the process of relocating from another part of the country and the difficulties this may bring, can empathise with many of our prospective tenants. “We at Halls Lettings try to make the job of finding a property to rent as stress free and easy as possible. Diana Andrew – Di joined the Lettings Department In August 2007, having previously gained 12 years customer service experience with BT in a customer focused role. This coupled with her local knowledge (and great sense of humour!!!), has made her an invaluable member of the Lettings team.

Tina Blount – Tina joined the Lettings Department last year following our acquisition of Huxtables of Honiton. Tina brings with her over 10 years of Lettings experience and is recognised as a specialist of the Honiton Lettings market.

Calling all Landlords

The decision to Let your home may not be an easy one. You may have purchased a property and are looking for a long term investment, or maybe you are looking for a shorter term solution to your situation in the current housing market... whatever your circumstances you want and deserve the reassurance that we will find you the best possible tenants for your property.

By choosing to use your local reputable ARLA Lettings Agent, you are cutting down the risk of a “Bad Tenant”. All of our prospective tenants have to go through our rigorous Credit check and referencing procedure (which the tenant has to pay for). Both employment and previous Landlords references are also taken to ensure both the tenants affordability and credibility ..also that they have no CCJ’s (County Court Judgements) or Bankruptcy Orders.

Once these have been completed to both our satisfaction, we collect a non refundable holding deposit from the tenants (which protects you against any last minute withdrawals). We then draw up the lease agreement and other paperwork required.

Introduction only Service (3/4 of one Month’s rental plus VAT)

With Halls introduction Only Service your property will be advertised and marketed in the same way as above. Once a suitable tenant has been found we will carry out credit checks and references with Letsure. A Lease agreement will be prepared along with letters to the service providers with meter readings and change of occupancy. Once you have registered yourself with a deposit holding scheme and provided us with your Landlords ID number we will hand over the first month’s rent and tenants deposit to you. You will deal directly with your tenant from then on.

Calling all Tenants

Once you register with our friendly Lettings staff they will do their best to match you to a selection of rental properties we have on our books at that time. We will arrange viewings to suit you. So whether you are looking for a long/short term rental, relocating to the area, or are in between house purchases we understand that your rented property is going to be “your home” and therefore it is important that it is the best possible home for you and your family.We will provide any relevant Information which may help you in your decision to rent a particular property. For example, the intended length of let; catchment and proximity to local schools, clubs, facilities, suitable for pets etc..

Once you have decided on a suitable property, we advise the Landlord of your interest. After gaining their approval in principal (subject to references) we proceed with your application. As a tenant you have to pay for the Credit checks/ references but at Halls Lettings we only take these monies and continue with the checks /references AFTER we have approval in principal from the landlord (unlike some agents!!!)

Once we have the accepted reference report back from Letsure (approx 2-3 days) we will then ask you for a non refundable holding deposit (~in turn becomes the deposit). The lease agreement is drawn up together with any other paperwork required. The first month’s rent (in cleared funds) is due by the start date of the lease.

We expect our tenants to set up a standing order for payment of their rent.

We pride ourselves on our “Rapid Response” to maintenance issues, after all it is only fair that you “the tenant” know that once you report a problem it will be dealt with and solved with the minimum of fuss and the maximum speed and efficiency. We have over the years built up a great team of handymen and local professional tradesmen, who respond quickly to the needs of our tenants and Landlords. This is key to providing you with the service you expect.

Good communication between tenants and the agent and the agent and the landlord is vital if we are to provide the quality of service that we strive to provide. This ensures that everyone is kept informed and happy.
